Planning a holiday in Serfaus-Fiss-Ladis?
On this page, you will find answers to the most important questions about your stay in the Tyrolean mountains. If your question is not included, please feel free to contact us – we are always happy to assist you personally.
General questions
Arrival
Serfaus is located on the Tyrolean Sun Plateau – and there are many convenient ways to reach us.

Check-in & check-out
Your apartment will be available from 4:00 p.m. on the day of arrival.
Should you arrive after 6:00 p.m., we kindly ask you to inform us in advance. If you plan to arrive earlier, please contact us in advance.
On the day of departure, we kindly ask you to check out by 9:00 a.m.
Deposit / payment
After receiving our booking confirmation, we kindly ask for a deposit.
The remaining amount can be paid in advance by bank transfer or in cash on site. We are currently unable to accept credit or debit cards.
Reservations
You are welcome to make your reservation directly via our website, by email or by telephone. Direct bookings always offer our best price and all associated benefits (e.g. the Super.Summer.Card. included in summer). We also recommend taking out travel insurance.
Please understand that we cannot give binding commitments regarding specific apartments, apartment numbers or floors. The floor plans shown on our website are schematic representations – variations are possible.
Each booked apartment is intended for the number of guests stated in your reservation. Accommodation of additional persons is only possible by prior arrangement and for an additional fee, and only if capacity allows.
Cancellations
Overview of our cancellation conditions:
- Up to 8 weeks before the agreed arrival date: no cancellation fees
- Up to 4 weeks before the arrival date: 40% of the total booking price
- Up to 1 week before the arrival date: 70% of the total booking price
- From one week before arrival or no-show: 100 % of the booking price
We charge a processing fee of EUR 50 per booked apartment for all cancellations. We recommend taking out travel insurance to protect yourself against possible cancellation costs.

Things do not always go as planned. To protect yourself from additional costs such as cancellation fees, extra overnight stays or an unexpected early return, we recommend taking out travel insurance.

Secure communication & payment
For your safety and ours, please note that we communicate exclusively via the official contact details published on our website. Sensitive and personal data should be provided via our secure online check-in.
All payments related to your booking are processed exclusively by bank transfer or cash payment on site. We do not send payment links and will never request credit card or bank details via email, WhatsApp or messenger services.
If you receive any message that seems unusual, please contact us directly – we will be happy to assist you.

Questions about your stay with us
Facilities – how are the apartments equipped?
All our holiday apartments in Serfaus feature a kitchen, a comfortable living area, TV, free Wi-Fi, hand and bath towels, bed linen and a parking space directly at the house.
Depending on the apartment category, you will also find a balcony, terrace or private garden area – perfect for enjoying the peace and the panoramic views of the Tyrolean mountains.

Bed linen, tea towels, hand & bath towels
During your stay, bed linen, hand towels, tea towels and bath towels are provided.
If you would like fresh hand or bath towels during your stay, we are happy to replace them on request.
House rules – what should we know?
- Parties or events are not permitted.
- Unfortunately, we are unable to accommodate pets.
- Smoking is not allowed inside the apartments.
- Please note that there are stairs in the house.
May additional persons or visitors stay in the apartment?
The occupancy of the apartments is permitted only for the number of guests stated in your booking confirmation.
In accordance with Austrian registration regulations, we are required to register all staying guests. Additional persons can therefore only be accepted by prior arrangement and for an additional fee.
We kindly ask for your understanding that visits from external guests are not welcome during your stay.
Is there a bread roll delivery service in Serfaus?
Yes – you can place your order the day before, and fresh bread rolls will be delivered to your apartment door the following morning.
Cot / high chair
We are always happy to welcome families with children. If you require a cot or a high chair, please let us know when making your reservation. We will gladly provide both for you free of charge.
Smoking
Our house is a non-smoking property. We kindly ask smokers to respect this and refrain from smoking inside the apartments.
Smoking is permitted in the outdoor areas.

Can I use a ski depot/locker at the cable car (winter)?
At the cable car base station, we offer our own ski lockers for rent. You can choose lockers for 2 or 4 people, where you can store skis, ski boots, helmets, poles and gloves conveniently and safely.

Where are the apartments located in Serfaus?
Our house is situated in a quiet, sunny yet central location – just a few steps from the Dorfbahn, the cable cars and the village centre.

Questions about Serfaus and the region
Serfaus underground (village railway / Dorfbahn)
The Serfaus underground train connects the stations Parkplatz, Kirche, Zentrum and Seilbahn. It is the smallest underground air-cushion railway in the world, and all rides are free of charge.
Nearest underground/cable car stations:
The chruch underground station is just a few steps away (approx. 200 m).
The stations of the cable cars are located around 900 m from the house.

What shopping facilities are there in Serfaus?
Within just a few minutes on foot, you will reach a supermarket, several sports and fashion shops, a bakery, banks, a souvenir shop, the municipal office of Serfaus, and the Serfaus-Fiss-Ladis tourism office.
Which restaurants are there in Serfaus?
Ski passes
You can purchase ski passes on your arrival day or on your first ski day directly at the cable car base stations.
Alternatively, you can conveniently buy your ski passes from home via the online shop of the cable car company.
Which ski school is available in Serfaus?
The Serfaus Ski School offers both private and group lessons for skiing, cross-country skiing and snowboarding. They also provide attractive courses for trend sports such as carving and telemark. Bookings can be made on-site or online.
Ski hire / sports hire / ski & boot rental
Traffic-calming concept “Model Serfaus”
During the winter season, Serfaus operates a strict traffic calming concept. With your booking confirmation, you may drive to our house on your arrival day and park your car on our private parking spaces.
With your guest card, you may leave and re-enter the village by car at any time and drive up to the house.
During the summer months, a general night-time driving ban applies.
