Planning a holiday in Serfaus-Fiss-Ladis?

Our enquiry form is available on our website for submitting your holiday request. After receiving your enquiry, we will get back to you promptly with feedback or a suitable holiday offer for your stay in Serfaus.

If you are happy with our offer, please confirm your booking request. You can book our offer directly online, subject to availability. Your booking becomes binding once we have confirmed your reservation and received your deposit.

After the reservation has been completed, the deposit is 30% of the apartment price. You will receive the exact payment information with your reservation confirmation.

The outstanding balance can be paid in advance by bank transfer or in cash on site. Unfortunately, we are unable to accept credit cards or debit cards.

A brief overview of our cancellation conditions:

  • Up to 8 weeks before the agreed arrival date: no cancellation fees
  • Up to 4 weeks before the arrival date: 40% of the total booking price
  • Up to 1 week before the arrival date: 70% of the total booking price
  • From one week before arrival or no-show: 100 % of the booking price

We charge a processing fee of EUR 50,– per booked apartment for all cancellations. We recommend taking out travel insurance to protect yourself against possible cancellation costs.

For your safety and ours, please note that we communicate exclusively via the official contact details published on our website. Sensitive and personal data should be provided via our secure online check-in.

All payments related to your booking are processed exclusively by bank transfer or cash payment on site. We do not send payment links and will never request credit card or bank details via email, WhatsApp or messenger services.

Our apartments & amenities

We offer apartments in various sizes, from approx. 45 m² to approx. 90 m². Depending on the apartment, they are suitable for couples, small families or families with several people. Our apartments accommodate 1 to 5 people, depending on the category. You can find the exact number of guests in the detailed description of each apartment.

For small families, our apartments of approx. 45 m² or approx. 50 m² are particularly suitable. For families with several people, teenagers or adult children, our larger apartments of approx. 65 m², 70 m² or 90 m² are a good choice.

Our apartments in Serfaus feature a kitchen, a cosy living area, TV, free Wi-Fi, hand and bath towels, bed linen and a parking space directly at the house.

Depending on the category, the apartments also offer a balcony, terrace or garden area – ideal for enjoying the peace and quiet and the views of the Tyrolean mountains.

Yes, bed linen, hand towels, bath towels and tea towels are included in our apartments. We will also be happy to change them during your stay upon request.

Yes. If you need a cot or a high chair, please let us know when making your reservation. We will be happy to provide both free of charge.

Yes, free Wi-Fi is available in all apartments and throughout the house.

Yes, you can place your order the day before and fresh bread rolls will be delivered directly to your apartment door the next morning.

Location, arrival & getting around

Our house is located directly in Serfaus in a quiet yet central location. Hiking trails and cross-country ski trails start right on our doorstep. The underground train (Dorfbahn) and the village centre are just a short walk away, approximately 200 metres from the house. The valley stations of the cable cars are approximately 900 metres from the house.

The nearest stop of the Serfaus underground, “Kirche”, is approx. 200 m from the house. The cable car valley stations are approx. 900 m away.

The unterground runs between the Parkplatz, Kirche, Zentrum and Seilbahn stations and can be used free of charge.

Yes, a free parking space is available directly at the house. No reservation is required.

Yes, a charging option for electric cars is available directly at the house for a fee. No reservation is required.

In Serfaus, many things are easy to reach on foot – for example the supermarket, bakery, sports shops, restaurants and the Dorfbahn (unterground).

The Dorfbahn takes you quickly, quietly and completely emission-free to your desired destination within the village. In Serfaus-Fiss-Ladis, you also have access to a very well-developed network of cable cars and gondola lifts.

Regional buses also allow you to travel beyond the immediate area. In summer, additional hiking buses connect the villages of Serfaus, Fiss and Ladis.

Special shuttle buses operate for evening events, taking guests safely to major events in the region and back to their accommodation.

Services & useful information for a pleasant stay

No, unfortunately we are unable to accommodate pets in our house. Thank you for your understanding.

The apartments may only be occupied by the number of people specified in the booking confirmation.

Under Austrian registration law, we are obliged to register all guests in full. Additional guests may therefore only be accommodated by prior arrangement and subject to an additional charge.

We kindly ask for your understanding that visits by external guests during your stay are not desired.

No. Our house is a non-smoking house. We kindly ask smokers to be considerate and not to smoke in the apartments.

Smoking is permitted in the outdoor areas.

Our house rules and General Terms and Conditions contain important information about your stay, the use of the apartment and respectful interaction within the house.

  1. Parties or events are not permitted
  2. Unfortunately, we are unable to accommodate pets
  3. Smoking is not permitted in the apartments
  4. Please note that there are stairs in the house.

Summer, winter & the Serfaus-Fiss-Ladis guest card

Once you have completed the online check-in and it has been confirmed by us, you will receive your digital guest card. Alternatively, you will receive the printed guest card directly upon arrival.

Yes – in summer, the Super.Summer.Card. is always included with direct bookings. With this card, you can use numerous services in the Serfaus-Fiss-Ladis region, such as the cable cars, hiking buses, family experiences on the mountain, children’s programmes and many other offers at no extra cost.

The Super.Summer.Card. also offers many discounts for the Bikepark and the Bike School Serfaus-Fiss-Ladis.

In winter, the guest card allows you to purchase your ski pass at the reduced guest card rate.

Ski passes can be purchased directly at the valley stations of the cable cars. Alternatively, they can also be purchased online via the official Serfaus-Fiss-Ladis website. To receive the reduced guest card rate in the online shop, you need your digital guest card before purchasing your ski pass.

Yes, we offer our guests a ski depot for rent directly at the Serfaus valley station. A reservation is required. There you can conveniently store skis, ski boots, helmets, poles and gloves directly by the slopes.

Yes, in Serfaus you will find several sports shops and ski hire providers as well as the Serfaus Ski School. Especially during holiday periods, we recommend booking ski and snowboard lessons as well as your preferred ski equipment in advance.
